Case Study - Benfleet, Essex

A contemporary residential redevelopment designed to maximise space, light, and long-term functionality on a generous Daws Heath plot.

Set within the Green Belt, the design was developed under clear planning constraints, including strict limits on allowable volume and overall floor area. Working carefully within these parameters, A9 optimised the internal arrangement and used the first-floor plan to secure a generous amount of accommodation, while maintaining a balanced building form and compliant massing.

Architecturally, the proposal focuses on strong roof geometry, glazed dormer features, and a clean rendered façade to create a modern yet measured presence that sits comfortably within its setting. Large-format glazing, anthracite aluminium frames, and a restrained material palette enhance both performance and visual clarity, while improving daylight and outward views.

Internally, the layout was carefully configured to deliver open-plan living, defined circulation, and a clear connection between indoor and outdoor spaces—supporting flexibility for modern family life.
