New Builds
A new build is a very exciting project as it allows the client freedom to design a house that is personal to them. At A9 Architecture Hadleigh, Essex we work closely with our clients in order to ensure that their specific requirements are met and that their dream design is developed. Whether it be an empty plot or the demolition of an existing building, we will do our upmost best to get the most out of the land.
The images above show the diverse architectural design that is provided by A9 Architecture. Each design clearly shows a difference in style and proves that the client’s requirements are adhered by and worked with. When designing a new build with us, we like to keep in regular contact so that the final developed design is as envisioned.
New Builds will have to be applied for under Full Planning Permission. This application takes 8 weeks for the council to make their decision and costs £385 per new build.
All new build projects, regardless of the application will require Building Control. This mandatory service is the inspection of building works and ensures that the build complied with current (UK) Building Regulations. This service can be completed privately or with the local authority.
Another mandatory test that must be carried out is Air Permeability. This test will analyse the amount of air that leaks throughout the building. This test would be carried out by a company that specialises in building energy.
Additionally, an Energy Performance Certificate (EPC) will be required. This certificate simply gives the building an energy rating and can give a rough indication as to how much will need to be spent to “run” the building.
When applying for these applications, there are a list of other additional works that may need to be carried out.

There are two routes which can be followed in order to gain permission, these are Householder Planning Permission or a Lawful Development Certificate (Permitted Development).Permitted Development is a set of rules that outline what you are permitted to do with your property, considering that the house has not had its permitted development rights removed. Outbuildings
Outbuildings can serve various different purposes for homeowners, whether it be an annex or an entertainment room, we will use our vast experience to design the outbuilding to your requirements.
The majority of outbuildings can be applied for under a Lawful Development Certificate (Permitted Development). Permitted Development sets out guidelines, that if abided by, the project will be deemed lawful and then a certificate will be issued. Some of the key guidelines noted are as follows;
- The outbuilding must not cover more than 50% of the land surrounding the original house.
- The outbuilding must not exceed the principal elevation of the original house.
- The outbuilding must not be self-contained for example, a separate living accommodation.
- The outbuilding must have a maximum eaves height of 2.5 metres.

All of the guidelines are best further described on the Planning Portal website. Lastly, a Permitted Development applications takes 8 weeks before your local authority makes a decision and will cost £86.
The other option for outbuildings is Full Planning Permission. This application type is used when your requirements do not fall under Permitted Development. Planning Permission is an 8-week process and currently has a fee of £385.
Garage Conversions
A garage conversion is becoming a common project as it allows the homeowner to gain increased habitable space and often without the requirement of major works. In addition, a garage conversion can be constructed with a small budget which gives homeowners even more of a reason to undertake the works.
There are two application types that a garage conversion can be completed under, these are Lawful Development Certificates (Permitted Development) or Householder Planning Permission. Permitted Development is a set of guidelines that if abided by, the proposal will be deemed lawful. This application will take 8 weeks before the local authority make a decision and will cost £86. Permitted Development is the application that most garage conversions will fall under. If the conversion does not fall under Permitted Development then the project will have to go apply for Householder Planning Permission. The fee for this application is £172 and it will take 8 weeks before the local authority make a final decision.
