We conduct a Site Survey

The site survey will allow a member of our team to accurately assess and record the details of your land or property as it exists presently. Local councils always require this information in the form of accurate scale drawings and translating this information will be the first part of the work we undertake for you.

At this point, the balance regarding size and complexity of the project can be determined and discussion between client and designers begin to shape the prospects for your build.

Then We Submit a Planning Application

Making a Planning Application and awaiting the outcome can be an exciting but tense time, particularly if the application is for your own personal residential property. A9 Architecture will complete the initial design process for you by submitting your application, ensuring that our expert knowledge in this field allows the application to progress as smoothly as possible.

Obtaining planning permission will be dependent on ensuring that the build fits within both national and local planning policy guidelines. Planning policy can vary wildly due to the nature of the changes being requested and the surrounding area. Planning permission cannot be guaranteed, however, our company prides itself on considering all available information and being realistic about the likely outcome regarding the design you have chosen.

Each project will require an application to be made to your local council.

It is not unusual to expect long waiting times for the council to process your application.

Building Regulations is Key

Building Regulation Approval will ensure that your building that has now obtained planning permission will meet the construction standards required by law. Building Control Officers are responsible for these assurances and can be employed from either public or private sectors.

Party Wall Surveyors

Many builds will have to make a party-wall agreement with their neighbours if your building works affect an adjoining property. The conditions for undertaking any work of this nature are governed by law in the Party Wall etc. Act 1996. The agreements endeavour to ensure each property is maintained and is of equal or better structural integrity than of that presently in place.
